  • Do i need a consent to Renovate my Bathroom?
    We have been renovating bathrooms for over 15 years, and we know the ins and outs of council requirements (and how much red tape and paperwork they involve!) Generally speaking, No, you do not need a consent to renovate your current bathroom, meaning you can start anytime without needing to wait for council consent approval! As long as we are not increasing the amount of sanitary fixtures (toilets, showers, baths, vanities) in your bathroom then we are generally in the clear.   • What is a Provisional Sum?
    A provisional sum is a reasonable estimate for works where the full scope is not yet known. An example could be framing in an old property where no original plans are available and assumptions have to be made on framing spacing/setout. A reasonable estimate is provided and once the work is completed, if there is a difference, whether credit or increase, the sum is adjusted to reflect the actual cost by way of variation.
  • What is a Prime Cost Item?
    A Prime Cost or PC Sum is an allowance for a specific item that has not been chosen at the time of pricing. An example is tiles - because it is very rare for the exact type and brand of tile to be chosen when pricing the project, a cost is allowed based on the average market rate for the size and type of tile discussed, and once the exact tile has been chosen and ordered, the price is updated (if necessary)
  • My brothers girlfriend is a plumber, can i supply my own plumber or electrician?
    Whilst the option is there to supply your own trades, this almost always ends up costing you more, common reasons for this are - - Management, if you are managing the trades and any delays are caused by mismanagement, Extension of Time costs will incurred and charged for. - If we are managing your trades, a higher management fee is charged as they are not part of our systems meaning a lot more manual communication is required. - Additional cleaning, our trades are aware of the requirements for working on our sites and as such maintain great housekeeping, mos other trades who are just there to charge the hours do not uphold our standards and as such our team end up cleaning up after them, meaning labour hours.
  • What can i expect to spend on my bathroom renovation?
    How long is a piece of string? Bathroom renovations can cost as little as $20k and go well above $50k depending on size, finish, fittings and additional extras.     Again, this question is completely unique to each individual project. Generally speaking, with minor changes to plumbing and electrical, tiled walls and floors and no window changes, a bathroom will take between 2.5-4 weeks to complete.
